What is Commercial Construction?
General construction is an umbrella term used to describe a variety of construction projects or jobs. This includes designs, builds, renovations, and remodels. General construction can also be broken down into residential, state, federal, and commercial construction. Residential construction is comprised of single and multi-family homes. State and federal construction encompasses building on state or federally-owned land. But what is commercial construction?
Commercial construction is the business of building and leasing or selling spaces in the private sector. These spaces can include but aren’t limited to offices, manufacturing plants, medical centers, and retail shopping centers. Commercial construction projects and businesses primarily vary in size and scale.
Smaller scale projects like rebranding and reimaging fall into the scope of commercial construction. These projects just refer to interior design updates – taking an outdated space and giving it a new image. Rebranding and reimaging usually includes fresh paint, new floors, and technology or graphics modernization. Another way to refer to smaller scale jobs is as light commercial construction.
As a commercial building ages, it can be difficult to keep it in prime condition. Though the structure is in place, it may need upkeep. Or, perhaps a business has grown beyond its current capacity and needs to accommodate additional employees. When a business needs or wants to restructure, expand, or redesign, remodeling is usually a cost-effective approach. Commercial renovation and remodeling are oftentimes mid-size commercial construction projects.
This covers small and medium sized jobs, but what is commercial construction on a large scale? This is true ground-up construction. This differs from other types of commercial construction because there is no existing structure to work with. A high level of expertise is needed to complete ground up construction because of the details involved in facilitating schedules, budget, labor, and any local building codes and ordinances.
So, what is commercial construction? In essence, it is a project or job in the private or government sector to either update an existing space or build a brand-new structure. Regardless of the size of project, commercial construction is a big undertaking.
